Coordinating cash and investor deals

Remove the lender and you remove most of the timeline. What is left is title, and title is now the only thing standing between you and a very fast close.

Take the lender out of a transaction and most of the timeline goes with it. No underwriting, no conditions, no appraisal contingency, no Closing Disclosure three-business-day rule.

What is left is title. And title, which on a financed file runs comfortably in parallel with a thirty-day loan process, is suddenly the only thing between you and settlement.

Title becomes the critical path

This is the single adjustment that matters. On a financed file, a title issue found in week two has three weeks of loan processing to hide behind. On a ten-day cash close, the same issue is the whole story.

Which means:

  • Order title immediately, before anything else on the file
  • Read the commitment the day it arrives, with a named reviewer and no grace period
  • Escalate every requirement the same day it is identified. Payoffs, releases, missing signatures, name mismatches
  • Ask the title company early what their realistic turnaround is for this specific property, rather than assuming their standard

The failure pattern on fast cash deals is that everyone celebrates how simple the file is, and nobody notices that the one remaining dependency has no slack around it at all.

On a financed file, title hides behind the loan. On a cash file, title is the loan.

Proof of funds, verified

Pre-approval is replaced by proof of funds, and the standard should be a recent statement from a named institution showing sufficient available funds.

Two distinctions worth holding:

  • A letter asserting capacity is not proof of funds. It is an assertion.
  • Available is not the same as held. Funds committed to another transaction, or in an instrument that takes time to liquidate, are not available on your settlement date. Ask.

Where funds are coming from a retirement account, a business entity, or overseas, ask about timing specifically. Liquidation and transfer take days that the compressed timeline does not have.

Entity purchases

Investor buyers frequently purchase through an LLC or trust, which adds requirements that are mechanical but not optional: entity documents, evidence of authority to sign, and confirmation that the signer is who the operating agreement says they are.

Title will require these. Gathering them in week one rather than in settlement week is the whole difference between a fast close and a fast close that slipped.

The contingencies that remain

Cash buyers often waive inspection to compete, and that is their decision to make with advice. What should not happen quietly is waiving it without a conversation about what is being given up.

Where inspection is retained, the window is usually short and the same rules apply as anywhere: schedule the first available slot, watch for specialist referrals that will not fit, and treat notice delivery as its own tracked state.

Title insurance nobody is requiring

On a financed purchase the lender requires a policy, so it happens without discussion. On a cash purchase nobody compels it, and it gets skipped to save money.

Skipping it means the buyer personally absorbs whatever the search missed: an unreleased lien, a boundary problem, an heir with a claim. An owner's policy is usually the right recommendation precisely because no institution is there to insist on it.

The compressed checklist

  1. Order title today
  2. Verify proof of funds, from a named institution, showing available funds
  3. Collect entity documents and signing authority if applicable
  4. Confirm the association package lead time, because it does not shrink for cash buyers
  5. Read the commitment on arrival and escalate requirements same-day
  6. Recommend an owner's policy explicitly, in writing

Point four catches people. Removing the lender does not speed up an association's management company, and a ten-day cash close on a condominium can still be waiting on a package that takes two weeks.
