A clean clear-to-close checklist

Clear-to-close is the moment the file goes from hopeful to certain. Here is the short, real checklist that gets you there without a last-minute fire drill.

"Clear-to-close" is the lender's declaration that the loan is fully approved and the file can proceed to signing. It is the single most reassuring email in the transaction, but only if the rest of the file is ready to meet it. A CTC on a file with an unresolved title issue just moves the fire drill to settlement week.

Before you can be clear-to-close

  • All loan conditions satisfied and submitted to underwriting
  • Appraisal in, reviewed, and the value supports the price
  • Homeowner's insurance bound and the binder sent to the lender
  • Title commitment reviewed; objections resolved or waived
  • Survey delivered and accepted (or the lender's requirement satisfied)
  • HOA resale certificate received, if applicable

Once CTC lands

The clock you care about now is the Closing Disclosure. Under the federal TRID rule the buyer must receive the CD at least three business days before signing. Confirm the title company and lender have coordinated the CD delivery, and that the date math actually works against your settlement date: this is the most common reason a confirmed closing slips by a day.

Clear-to-close is a promise about the loan. The checklist is what makes it a promise about the whole file.

The final 72 hours

Schedule the final walkthrough close to closing, not a week before. Reconcile the contract against the settlement statement line by line, sales price, credits, earnest money, prorations. Confirm the wiring instructions with the buyer verbally, using a number you already have on file, because wire fraud peaks in exactly this window. And make sure every signer knows the time, the place, and what identification to bring.

A clean clear-to-close is anticlimactic on purpose. By the time the lender says the words, nothing on this list should be a surprise, every item was checked off days earlier, while there was still room to fix it.
